Apartment Vending Machines
Give residents cold drinks, snacks, and essentials without leaving the building. We install, stock, and service the machine at no cost to the property.
Coastal Vending Company installs and services vending machines for apartment buildings, condo and HOA buildings, apartment complexes, and student housing across San Francisco and the Peninsula and San Diego County.
For qualifying properties the machine is free. We own it, stock it, and service it, and we earn from product sales rather than from the property. Residents get cold drinks, snacks, and everyday essentials without leaving the building. Your team gets an amenity that needs no budget line and no staff time.
Apartment vending in your market
We run apartment vending in two metros. Each page covers the buildings, neighborhoods, and installation details specific to that market.
An amenity that does not need a budget line
Apartment buildings compete on amenities. Fitness rooms, package rooms, lounges, coworking areas, and rooftop decks all help a property lease, and each one carries a cost the property carries for as long as it exists.
Vending is unusual in that column. For qualifying properties there is no equipment cost, no installation charge, no monthly fee, and no staff time. The machine is our equipment and our responsibility, and it earns from what residents buy.
That makes it one of the few amenities a property manager or HOA board can add without a capital request. It shows up on the tour, it gets used daily, and it does not need defending at renewal.
It also does not replace the corner store. A machine in the building competes with the inconvenience of leaving it: late at night, in bad weather, before a commute, after a workout, or when a resident needs a drink for guests and does not want to make a trip.
Where a vending machine goes in an apartment building
Placement drives most of the outcome. The spots that work best in apartment buildings and apartment complexes:
- Lobbies and mail rooms
- Package rooms
- Fitness rooms
- Laundry rooms
- Resident lounges and clubhouses
- Pool decks and outdoor common areas
- Parking garage entries and elevator lobbies
- Coworking and study rooms
The general rule is to put the machine where residents already pass through every day. Mail collection and laundry are the two most reliable. A room residents would have to make a special trip to rarely performs as well, however nice it is.
The final spot also depends on power access, visibility, safety, and what property management prefers. We review the layout with you before recommending one.
Property types we install in
Apartment vending works across most kinds of multifamily housing:
- Mid-rise and high-rise apartment buildings
- Garden-style apartment complexes
- Condo and HOA buildings
- Student housing
- Mixed-use residential with ground-floor retail
- Military and workforce housing communities
- Senior living communities
- Extended-stay and corporate housing
The common requirement is a resident population large enough to sustain daily traffic and a shared space residents actually use. Buildings with limited nearby retail, or with residents who keep irregular hours, tend to do especially well.
What we stock for residents
Resident machines sell differently from workplace ones. Demand runs later into the evening and through the weekend, and residents need a wider range of things than office workers do. A typical mix includes:
- Bottled and sparkling water
- Sodas, juices, and energy drinks
- Cold brew, ready-to-drink coffee, and iced tea
- Chips, cookies, candy, and classic snacks
- Protein bars and healthier snacks
- Ice cream and frozen items, with the right machine
- Basic household items such as pain relief and toiletries, where appropriate
The household category is worth considering for larger communities. A resident who needs ibuprofen at eleven at night is the most grateful customer a machine has, and those items carry no spoilage risk.
Near a fitness room, a more health-forward selection usually sells better. Our healthy vending and gym vending pages cover what performs there. Whatever we start with, the mix changes over the first few weeks based on what your residents actually buy.
Machine types for apartment buildings
We size the setup to the property. A 400-unit community with a busy pool deck needs something different from a 60-unit building with a small lobby.
Snack machines
Chips, candy, bars, and packaged snacks. A good fit beside a drink machine in a busy lobby or clubhouse.
Drink machines
Water, sparkling water, sodas, energy drinks, and coffee drinks. The strongest seller near pools, fitness rooms, and laundry rooms.
Combination machines
Drinks and snacks in a single footprint. The usual choice for smaller buildings or tighter common areas.
Refrigerated machines and smart coolers
For properties that want colder or broader selections, including frozen items and grab-and-go products where the building supports them.
Ready to add a resident amenity?
Free for qualifying properties in the Bay Area and San Diego. Installed, stocked, and fully serviced.
Modern, cashless, and remotely monitored
Every machine we place takes tap-to-pay cards and phone payments. There is no coin mechanism to jam and no cash box to manage, which also removes the thing that historically made unattended machines a target.
Each machine reports its inventory and sales remotely. We know what is running low before it runs out, and restock visits are planned from that data rather than from a fixed route.
There is a contact number on every machine. A resident with a failed transaction calls us and gets refunded by us, so your leasing office is never in the middle of it.
No work for your on-site team
The objection we hear most often from property managers is that an amenity is only free until something breaks and it lands on the leasing office. So, specifically, these are ours:
- Reviewing the building layout and recommending a placement
- Delivery and installation
- Stocking and restocking
- Monitoring demand and adjusting the product mix
- Repairs and service calls
- Resident refunds
- Documentation for HOA boards and owners, including insurance certificates
The machine is our equipment, not a fixture the property takes on. If it stops making sense for your community, it comes out. Your team’s only real involvement is letting us in to restock.
Vending versus a resident market
Some large residential buildings eventually consider a small market, a staffed retail concept, or a more involved amenity program. Many buildings do not need that level of complexity.
A vending machine needs less space, less coordination, and less commitment than a market buildout. It also tells you what residents actually buy, which is useful information if you ever do want something bigger.
For most properties that makes vending a practical middle ground: more useful than doing nothing, and much easier than running a store.
What makes a building a good fit
A strong apartment vending location usually has:
- Enough residents to generate daily traffic
- A visible common area residents pass through
- Safe placement with reasonable visibility or camera coverage
- Power available at the spot
- Support from management or the HOA board
- Residents who value convenience
There is no hard unit minimum. Communities of roughly 100 units and up tend to be the most reliable fit, and smaller buildings can work well when the machine sits somewhere residents pass every day. A small, low-traffic building with a corner store next door is the case where vending usually does not earn its spot, and we will tell you so.

Frequently asked questions
How much does an apartment vending machine cost the property?
For qualifying properties there is nothing to pay: no equipment cost, no installation charge, and no monthly fee. Coastal Vending owns and services the machine and earns from product sales. A free property review determines whether a building qualifies.
How many units does a building need?
There is no hard minimum, though communities of roughly 100 units and up tend to be the most reliable fit. Smaller buildings can work well when the machine sits somewhere residents pass every day, such as a mail room or laundry room. Student housing often performs above what its unit count would suggest.
Where is the best place for a vending machine in an apartment complex?
Wherever residents already pass through daily. Mail rooms and laundry rooms are the two most reliable spots, followed by lobbies, fitness rooms, resident lounges, and pool decks. The final choice depends on power, visibility, safety, and what management prefers.
Who restocks and services the machine?
We do. Restocking, product rotation, repairs, and service calls are all handled by Coastal Vending. The property team does not manage inventory or deal with the machine.
Who handles it when a resident has a problem?
We do. There is a contact number on every machine, so a resident with a failed transaction reaches us directly and gets refunded by us rather than going to your leasing office.
Can residents pay by card or phone?
Yes. Every machine takes tap-to-pay cards and phone payments, so residents do not need cash.
Can we stock household items, not just snacks?
Yes, and it is worth considering for larger communities. Basic items like pain relief and toiletries have no spoilage risk and are genuinely useful late at night when nothing nearby is open.
What about vandalism or theft?
Machines are built for unattended placement and take cashless payment, which removes the cash box that historically made them a target. We recommend spots with camera coverage or reasonable visibility, and we handle any repairs.
Do we need HOA or ownership approval?
Usually yes for condo and HOA buildings, and often for larger managed communities. We can provide the documentation a board or owner needs, including insurance certificates, and coordinate with them directly.
What if it does not work out?
The machine is our equipment, not a fixture the property inherits. If usage does not justify it or the community changes its mind, we remove it. There is no long-term obligation on the property side.
Add a resident amenity at no cost to the property
If your building has a lobby, mail room, laundry room, fitness room, or pool deck that residents use daily, a vending machine is one of the few amenities you can add without a budget request or ongoing staff time.
